These tabs display after you complete the Split Units tab and click Next.
Note
Any leases on the unit being split remain on that unit; any changes to the lease or to recurring charges must be made through Lease Changes as a separate step.
Use this tab to enter basic setup information, such as adjustment of the square footage and other unit details, for the unit being split. Some fields are populated with values defaulted in from the original unit.
Split Building *
The display-only building number of the unit.
Unit *
The display-only unit number of the unit.
Address
The address for the unit displays. You may edit the address.
Unit Type *
The value for the original unit type displays. To edit the Unit Type, select another unit type from the drop-down list. Entries appearing on this list are established in Unit Types setup.
Useable Sq ft.
The useable square footage for the original unit displays. To edit Useable Sq ft, type a new value into the field. The system pulls data entered in this field into the Property and Building files to update the calculated useable square footage.
Override Calculated Market Rent
This option defaults to checked or unchecked based on your selection on the Split Units tab. When the box is checked the system allows an override; when unchecked, the system prevents an override.
Click this option to add a check mark if you want the system to allow the calculated market rent to be overridden. The calculated amount is the sum of the market rent from the Market Rent field in Unit Types setup plus prices entered in Units Setup. The system overrides the amount based on unit file maintenance or changes made using the Change Market Rents option.
Market Rent
The value for original unit's market rent displays. Click the drop-down arrow to open a calculator you can use to figure the amount for this unit.
Notes
Free-form text about this unit can be entered into this text box.
Residential Only
These additional fields display on the Units to Split tab when your property type is set to Standard Residential. Refer to the Policies and Setup Guide for more information.
MTM Premium
Enter the additional premium amount the resident must pay for a month-to-month renewal (format 0000.00) for this unit. Click the drop-down arrow to display a calculator that you can use to complete this field.
Std Renewal
Enter the amount of rent for which this unit can be leased for a standard lease renewal term (format 0000.00) for this unit. Click the drop-down arrow to display a calculator that you can use to complete this field.
Other Renewal
Enter the amount of rent for which this unit can be leased for a non-standard lease renewal term (format 0000.00). Click the drop-down arrow to display a calculator that you can use to complete this field.
Commercial Only
These additional fields display on the Units to Split tab when your property type is set to 6-Standard Commercial. Refer to the Policies and Setup Guide for more information.
Leasable
The leaseable square footage for the original unit displays. To edit, type a new value into the text box. Leaseable square footage is the square footage as defined a signed lease between tenant and management property.
Rentable
The rentable square footage for the original unit displays. To edit, type a new value into the text box. Rentable square footage is the useable square footage of the suite plus a prorated share of common areas, such as hallways.
User Defined Sq Ft
The user defined square footage for the original unit displays as defined during Unit Setup. To edit, type a new value into the text box.
Rental Rate
If you selected the option Override Calculated Market Rent, this field enables you to customize the market rent for this unit. Use the drop-down arrow to select a method for assessing the market rent for this unit:
Rate Per Sqft— Select this option if you want to enter a Market Rent based on a dollar amount per square foot. The amount is calculated as annual. The system uses this amount to calculate the correct market rent amounts on recurring charges screens.
Annual— Select this option if you want to enter the annual Market Rent amount.
Monthly— Select this option if you want to enter the monthly Market Rent amount.
Rate Per Sqft
Type the rate for the unit per square foot. The Market Rent is recalculated by multiplying the rate times the square footage of the unit.
If you selected Annual or Monthly as the Rental Rate, after you enter the Market Rent, the display-only Rate per Sq Foot is recalculated by dividing the Market Rent amount by the square footage of the unit.
