Additional Units Overview

The Additional Units function is designed for use by properties that lease more than one bed in a unit or one or multiple bedrooms (or rooms) in a unit (or suite) on a single lease. Typically, this is for private vs. semi-private situations, such as assisted living where an individual lease can occupy multiple beds in a unit or for student housing where an individual lease can occupy multiple bedrooms. However, it can be used across all property types except Commercial.

NOTE that if you do not lease more than one unit on a single lease, this information does not apply to you.

Leasing Additional Units

At application, a primary unit is selected as well as secondary unit(s) for a lease. Additional units may be added to a lease at any time through Lease Changes. Additional units share security deposits and recurring charges with the original lease. Separate leases are required when these items are not shared.

Private and Semi-private Units

When going from private to semi-private, the number of units (beds/bedrooms) does not change. For example, if a property has two units (101A and 101B), they can be leased separately as semi-private or leased together as private, but in both instances they are always counted by the property as two units.

Effect of Property Policy

When the property policy Use Additional Units is turned on in the system, then Additional Units functionality is available in the system. Refer to this policy for details.

Setup and Management

To facilitate setup and management of properties using the Additional Units functionality, units can be combined or split, and renumbered within a property as well as across properties.

Note

The name of the Additional Units tab, menu item, and link on the Lease Changes Task Selection tab are based on the Unit Long Name value on the Property Names category associated with the current property. For example, if the value is "Suite," the name of the tab, menu item, and link are all "Additional Suites."
