Make the following menu selections to display the grid:

Use this tab to manage unit types.
NOTE that Unit is a generic term used to describe any space you are managing, i.e., apartments, boat slips, mobile homes, etc. Property policy setup gives you the ability to change Unit to another label. Refer to the topic Effect of Names on Names tab for more information.
Field Lists
Header
Add Unit Type (button)
Select this button to add a new Unit Type.
Grid
Unit Type
The Unit Type identification.
Sub-Type
The secondary type associated with the primary Unit Type.
Description
The description of the Unit Type.
Delete
Use the Delete button to delete an Unit Type.
NOTES
A red circle ( ) indicates a required field.
When setting up a new Unit Type / Sub Type, if there is an existing Unit Type, the case of the new Unit Type now will be set to the case of the existing Unit Type (i.e., if you set up UT / 1 , if you then add ut / 2 it will be saved as UT / 2). This does not affect data set up prior to the implementation of this feature.
Unit Type
Enter an identification for a Unit Type. For example, enter "1B1B" for a one bedroom and one bath Unit Type.
Sub-Type
Enter an identification for the secondary for the Unit Type. For example, enter "Large" for a one bedroom and one bath unit that has more square footage or "Small" for a one bedroom and one bath unit that has less square footage.
Description
Enter a description of the Unit Type (for example, enter "One bedroom, One bath").
Count
Enter the number of units in the building that meet the type and description that is common for this Unit Type (for example, if you have five 1B1B Small units, enter "5").
Sq. Ft.
Enter the square footage common for this Unit Type; for example, enter "800" for the Small one bedroom and one bath unit or "1200" for the Large one bedroom and one bath unit.
Rate Per Sq. Ft.
This field appears for Commercial properties only, and only if you selected $ Per Sqft as the Rental Rate on the Market Rent Tab in Units Setup.
Type the rate for the unit per square foot. The Market Rent is recalculated by multiplying the rate times the square footage.
If you selected Annual or Monthly as the Rental Rate on the Market Rent Tab in Units Setup, then after you enter the Market Rent, the display-only Rate per Sq. Ft. is recalculated by dividing the Market Rent amount by the square footage.
Note
Text alongside this field shows whether the amount is Annual or Monthly, based on the selected Rental Rate.
Rooms
Enter the number of rooms common for this Unit Type. This field is hidden for Commercial properties.
Bedrooms
Enter the number of bedrooms common for this Unit Type. This field is hidden for Commercial properties.
Bathrooms
Enter the number of bathrooms common for this Unit Type. This field is hidden for Commercial properties.
Roommates
Enter the maximum number of roommates allow for this Unit Type. This field is hidden for Commercial properties.
Rental Rate
This field appears for Commercial properties only. From the drop-down list, select the basis for the market rent:
$ Per Sqft — Select this option if you want to enter a Market Rent based on a dollar amount per square foot. The amount is calculated as annual.
Annual — Select this option if you want to enter the annual Market Rent amount.
Monthly — Select this option if you want to enter the monthly Market Rent amount.
Market Rent
Type the market rent for this Unit Type (format 0000.00).
For Commercial Properties only, this field is editable only if you selected Annual or Monthly as the Rental Rate.
If you selected $ Per Sqft. as the Rental Rate, the Market Rent field is display-only. After you enter the Rate Per Sq Foot, the Market Rent is recalculated by multiplying the rate per square foot by the square footage.
Standard Renewal
Enter the amount of rent for which this unit can be leased for a standard lease renewal term (format 0000.00).
MTM Renewal
Enter the additional premium amount the resident must pay for a month-to-month renewal (format 0000.00).
Other Renewal
Enter the amount of rent for which this unit can be leased for a non-standard lease renewal term (format 0000.00).
Security Minimum
Enter the minimum amount of security deposit to bill for this Unit Type (format 0000.00).
Tracker Type
This field appears only when the agency Tenant Tracker is set up.
Select a type from the drop-down list. Options include Unknown (default), Efficiency, One Bedroom, Two Bedroom, Three bedroom.
Maximum Allowable Rent
This field appears only when the setting for Affordable Housing property policy is turned on (in the Additional Options category).
Enter the maximum allowable rent amount for this Unit Type.
Market Rent History
This block displays historical market rent data. The system automatically updates the date and amount fields when you change the market rents for a type of unit.
In addition, you can add history manually as well as edit or delete old Market Rent History entries, including the date.
