Lease Changes - Lease Dates Tab

Make the following selections from the eSite menu to display this page:

Leasing—Lease Changes—(select resident)—Lease Dates

Use this tab to modify lease dates for an existing lease. Details displayed at the top of this tab are for reference only and cannot be edited.

Note

User access to individual Lease Changes tasks is determined by eSite user security permissions. For information about setting user permissions, refer to the System Help.

Fields

Note

An asterisk (*) indicates a required field. Some fields might or might not appear, depending on the property type for the current property.

Application

Applied *

Type the original application date (mm/dd/yyyy). Or, click the Calendar button to select a date.

Approved

Type the original application approval date (mm/dd/yyyy). Or, click the Calendar button to select a date.

Cancel/Denial

Date

Type the date (mm/dd/yyyy) of cancellation or denial. Or, click the Calendar button to select a date.

Reason

If this is a cancellation or denial select the applicable reason. Cancel/Denial codes are established on the Cancel/Denial Codes Tab.

Lease

Signed

Type the lease signed date (mm/dd/yyyy). Or, click the Calendar button to select a date.

Note

If the property type for the current property is 3 - Student Housing, this field is not available. Please refer to the descriptions for the Security Deposit in Lieu of check box, Student Signed, and Guarantor Signed fields.

Student Signed

This field appears for Student Housing properties (property type 3 - Student Housing) only. Type the date (mm/dd/yyyy) the lease was signed by the student. Or, click the Calendar button to select a date.

Guarantor Signed

This field appears for Student Housing properties (property type 3 - Student Housing) only. The guarantor is the person, such as the student's parent, who agrees to pay in the event the student fails to make the rent payments. Type the date (mm/dd/yyyy) the lease was signed by the lease guarantor. Or, click the Calendar button to select a date.

Security Deposit in Lieu of

This field appears for Student Housing properties (property type 3 - Student Housing) only. Select this check box if the student will pay an additional deposit amount because no guarantor is committed to the lease.

Lease Number

This field appears for Standard Commercial properties (property type 6 - Standard Commercial) only. This field is affected by the property policy Track Lease Numbers and only displays if the policy is set to Yes or Require. Type the tenant's lease number, up to 10 characters. Lease numbers are used to track tenant information.

Store #

This field appears for Standard Commercial properties (property type 6 - Standard Commercial) only. Type the tenant's store number, up to 10 characters. Use store numbers to track lease information for tenants who operate a chain of businesses and track multiple leases for one particular tenant.

Begins *

Type the lease begins date (mm/dd/yyyy). Or, click the Calendar button to select a date.

Ends

Type the lease ends date (mm/dd/yyyy). Or, click the Calendar button to select a date.

Type

The property policy Default lease type affects this field. This field defaults to the property policy setting. Accept the default or select another lease type. Lease Types are established on the Lease Types Tab.

Renewal

Type the date (mm/dd/yyyy) the resident renewed their lease. Or, click the Calendar button to select a date.

Term Months

Type the lease term in months (for example, 3, 6, 12, etc).

MTM

Select this check box to indicate the resident is leasing on a month-to-month basis, in which case, an increased amount of rent may be charged.

Move In

Expected

Type the date (mm/dd/yyyy) the resident is expected to move-in. Or, click the Calendar button to select a date.

Actual

Type the date (mm/dd/yyyy) the resident moved in. Or, click the Calendar button to select a date.

Original

If editing the original move-in date, type that date (mm/dd/yyyy) in this field. Or, click the Calendar button to select a date. The system then tracks that date for you.

Move Out

Notice Given

Type the date (mm/dd/yyyy) the resident submitted their notice to vacate. Or, click the Calendar button to display an electronic calendar from which you can select a date.

Expected

Type the date (mm/dd/yyyy) the resident plans to move-out. Or, click the Calendar button to select a date.

Actual

Type the date (mm/dd/yyyy) the resident moved out of the unit. Or, click the Calendar button to select a date.

Notice Cancelled

Type the date (mm/dd/yyyy) the resident cancelled their intent to vacate. Or, click the Calendar button to select a date.

Transfer

Notice Given

Type the date (mm/dd/yyyy) the resident submitted their intent to transfer to another unit or community. Or, click the Calendar button to select a date.

Expected

Type the date (mm/dd/yyyy) the resident plans to transfer to the new unit or community. Or, click the Calendar button to select a date.

Actual

Type the date (mm/dd/yyyy) the resident transferred from the old unit to the new unit or community. Or, click the Calendar button to select a date.

Notice Cancelled

Type the date (mm/dd/yyyy) the resident cancelled their intent to transfer. Or, click the Calendar button to select a date.

Reason for Move-Out/Transfer

Select the resident gave for wanting to move out or transfer to another unit or community. Moving Reasons are established on the Moving Reasons Tab. (Note: for commercial properties, the field label is Reason for Move-Out.)
