Standard Commercial Overview

Management companies and owners who lease suites to retail and wholesale businesses intended to operate for a profit manage or own commercial property. Although these managers and owners will utilize the majority of the eSite system defaults, there is added functionality designed into eSite specifically for commercial property management. This added functionality may include the ability to calculate CPI, rebill recovery amounts, and process group lease statements and invoices. eSite is designed to operate as a standard commercial property management system when the property type is set to 6-Standard Commercial on the Properties Tab.

When the property type is set to 6-Standard Commercial, some differences between residential and commercial systems are more apparent than others. You may notice that some commercial menu options are different from residential options, there are additional fields on tabs for commercial properties, and there is different terminology for commercial properties. When you select the commercial property type, for example, eSite automatically renames resident to tenant and apartment to suite. Other functionality differences are internal, such as calculation and status use; these are not quite as apparent.
