Lost Rent Report

Make the following menu selections to display this page:

Reports—Audit Reports—Lost Rent

The Lost Rent Report lists units (excluding Wait List or Construction units) for a property that have accumulated lost rent amounts due to vacancy or rental concessions.

ClosedReport Details

Unit

The building + unit number. For instance, 01-A101.

Type

The unit type + sub-type. For instance, 1B/1B Den.

Unit Status

The unit status. For instance, VA for Vacant Available.

Market Rent

Market Rent is the unit market or street value, which may differ from the rent amount actually billed to the resident leasing the unit.

Vacancy

This number is calculated as the sum of unallocated lost rent for units where the Lost Rent income code type = Vacancy + Allocated Lost Rent to income codes where the income code type = Vacancy.

Employee

This number is calculated as the sum of unallocated lost rent for units where the Lost Rent income code type = Employee + Allocated Lost Rent to income codes where the income code type is Employee.

Model

This number is calculated as the sum of unallocated lost rent for units where the Lost Rent income code type = Model + Allocated Lost Rent to income codes where the income code type is Model.

Other

This number is calculated as the sum of unallocated lost rent for units where the Lost Rent income code type is anything other than Vacancy, Employee, or Model + Allocated Lost Rent to income codes where the income code type is anything other than Vacancy, Employee or Model.

Prior Month Adjust

This number is calculated as Prior Vacancy. Refer to the definition of Prior Vacancy for more information.

Total Lost Rent

This number is calculated as Vacancy + Employee + Model + Other + Prior Month Adjust = Total Lost Rent.

Concession

This number is calculated as the sum of transaction details with a transaction type of 1, 2 or 9 (recurring charge, adjustment or one-time charge) and an income code type of Concession.

Total with Concession

This number is calculated as Total Lost Rent + Concessions.

ClosedTo Display the Lost Rent Report

  1. From the eSite menu, select Reports—Audit Reports—Lost Rent.
  2. Click Select Properties. Select the properties for which you want to print the report and click Done.
  3. Select one of the following Report Printing Options:
  4. Click Display. If you selected Excel (with formulas), you are prompted to open or save the report Excel file. Otherwise, the report opens in your preferred format.
