Denominator Tab

This tab appears when you click Add Denominators or click a code from the Denominators grid. Use this tab to define the property square footage to be used in calculation of the tenant's proportionate share of expenses. These amounts are considered in the recoveries calculation.

Code *

Enter an identification code for the denominator, not to exceed 10 alphanumeric characters; for example UseCalc for Useable Calculated.

Description

Enter a description of the code; not to exceed 40 alphanumeric characters; for example Useable Calculated.

User Defined Sq Ftg

This field defaults to Useable Calculated. Accept the default or select another type of square footage to be considered in the recoveries calculation. The following options are possible:

Other Sq Ftg

If Other was selected from the User Defined Sq Ftg field, then enter the amount of the square footage. Or, use the Calculator Button to figure an amount.

This block is used for special cases where you want to recover costs for square footage not already assigned to a tenant or a specific suite. For example, Lobby or Atrium footage.

Partial Gross Up %

This field defaults to 0. Accept the default to indicate no partial gross up calculation should be run, or enter a percentage amount. Or, use the Calculator Button to figure an amount.

For example, a building that is 75% occupied would only have 75% of the expenses passed through to tenants based on their prorated share. With grossing up, however, all of the expenses could be passed through to the tenants occupying the property.

Total Gross Up %

This field defaults to 0. Accept the default or enter the percentage to consider when recovering 100% of the expenses divided by the total occupancy.

Gross Up Level

This field defaults to Building. Accept the default or select another gross up level from the drop-down list to be considered when calculating gross up percentages. The following options are possible:
