Rent Summary Report Overview
The Rent Summary Report summarizes rents due and collected
for the current period. The purpose of this report is to reconcile the
current month's rental income for the property. Supporting detail by unit
can be printed independently for both the Rent Collected and Rent Potential
sections. All transactions with a transaction date for the selected property's
current accounting period is included. Note, unlike other reports—this report
prints a single page per property.
Comparing Report Data
The report includes all activity with a transaction date that falls
within the current accounting period. The Total Rent
Collected for Month matches the Rental Income form the Monthly
Income Summary Report. The Net Rent Collected for
Month matches the Rental Income from the Reconciliation
Report.
Calculation Definitions
Potential Rent Billed This Month
is defined as the sum of all billings or adjustments (1,2 and 9) transactions
that are due in the current accounting period where the income code Potential
is set to Y.
The definition of Unit Potential Rent varies depending on the situation
it is used in. For instance, if the unit vacant then Unit Potential Rent
= Unit Market Rent. But, if the unit not vacant then the Unit Potential
Rent = the sum of all active recurring charges (converted to monthly,
if needed) for any current residents where the income code Potential flag
is set to Y.
Reports & Property Selection
As with all reports, this report is based on property selection, therefore
prior to displaying the report be sure to select at least one property
within your database to work with. Property selection is established on
the Select Properties Tab.
