Reports—Building Reports—Marketing Status
The Marketing Status by Building Report is a summary of weekly leasing activity, including concessions, unit information and projected occupancy percentages grouped by building.
Note
An asterisk (*) indicates a required field or selection.
Select Properties
Click to select properties from the Select Properties tab. The report runs for all selected properties.
From Building
Printing the report calls for a building range to print from. Enter the first number of the building range. Or use the drop-down to display a lookup list.
Thru Building *
Printing the report calls for a building range to print from. Enter the last number of the building range. Or use the drop-down to display a lookup list.
Page Break between Buildings
Accept the checked default to insert a page break in between building information. Or, uncheck to exclude page breaks and print as one long report.
Select links to view report details by section.
Bldg ID
The building ID or number. For instance, 01. This is used to separate the report data by building.
Total # of Units
Total count of units of this type for the property.
Total # Occupied
Count of units of this type with a status of Occupied, Notice Available, Notice Pending, or Notice Leased.
Percent Occupied
This percentage is calculated as (# Occup/# of Units) X 100 = % Occup.
Market Rent
Market Rent is the unit market or street value, which may differ from the rent amount actually billed to the resident leasing the unit.
This number is calculated as Sum of unit Market Rent/# of Units = Market Rent.
This number ties to the Leasing Summary Report, Average Lease Rent Rate/Market Rent section, Avg per unit type field.
$ Per Sq Ft
This number is calculated as the Sum of Unit Market Rent/Sum of Unit Sq Ft = $ Per Sq Ft.
This number ties to the Leasing Summary Report, Average Lease Rent Rate/Market Rent section, Sq Ft per unit type field.
Pre-Leased
This number is calculated as Leased Not Occupied + Future Vacant Leased (from Concessions for Week, Available for Rent section) = Pre-Leased.
Totals
Column totals are listed.
Total Sq Ft
This number ties to the Leasing Summary Report, Average Rent Rate section, Total Sq Ft field.
Total Market Rent
This number ties to the Leasing Summary Report, Average Lease Rent Rate/Market Rent section, Total Avg field.
Note, this only applies if the Leasing Summary Report, Average Lease Rent Rate count equals the Market Status Report, Unit Information section, # of Units Total field.
Total $ Per Sq Ft
This number ties to the Leasing Summary Report, Average Lease Rent Rate/Market Rent section, Total/Sq Ft field.
Unit Type
The unit type + sub-type. For instance, 1B/1B Den.
Phone Calls
Count of phone calls that occurred during the reporting week. Only guest cards with a unit type entered are included in this count.
Net Traffic
The property policy, Leasing Activity Reports count traffic as affects this field.
Count of visits that satisfy the property definition of Traffic and whose Visit date occurred within the reporting week.
Net Closed
The property policy, A unit is counted as closed when affects this field.
Count of closed leases that satisfy the policy for when a lease is counted as closed less the number of canceled leases.
Conversion Ratio
This number is calculated as (Apps/Traffic) X 100 = Conversion Ratio.
Leased This Week
The property policy, A unit is counted as leased when affects this field.
Count of closed leases that satisfy the policy for when an application is closed.
Move-Ins This Week
Count of move-ins with a move-in date during the reporting week.
This number ties to the Weekly Boxscore Report, Occupancy - This Week section, Move-Ins field,
It also ties to the Property Status Report, Activity section, Move-Ins field.
Lastly, it also ties to the Leasing Summary Report, Daily Traffic section, Move-Ins field.
Move-Outs This Week
Count of move-outs with a move-out date during the reporting week.
This number ties to the Weekly Boxscore Report, Occupancy - This Week section, Move-Outs field,
It also ties to the Property Status Report, Activity section, Move-Outs field.
Lastly, it also ties to the Leasing Summary Report, Daily Traffic section, Move-Outs field.
Outstanding Apps
Count of leases with a status of Applicant, Approved or Transfer In at the end of the reporting week.
Canceled Apps
Count of applications with a canceled date during the reporting week.
This number ties to the Leasing Summary Report, Traffic Summary section, Cancelations field.
It also ties to the Property Status Report, Activity section, Cancels field.
Total
Column totals are listed.
Conversion Ratio Total
This number is calculated as (Apps/Traffic) X 100 = Conversion Ratio Total.
Unit Type
The unit type + sub-type. For instance, 1B/1B Den.
Total Apps (Amount)
The sum of lease concessions for units leased (based on policy) during the reporting week.
# Given
Count of leases with a concession included in the Total Apps count above.
Unit Type
The unit type + sub-type. For instance, 1B/1B Den.
Vacant
Total count of vacant units with an occupancy status of Vacant Available, Vacant Pending or Vacant Leased.
Vacant Not Avail
Total count of units with an occupancy status of Vacant Leased.
Notice
Total count of units with an occupancy status of Notice Available, Notice Pending or Notice Leased.
Notice Not Avail
Total count of units with an occupancy status of Notice Leased.
Available to Rent
This number is calculated as (Vacant – Vacant Not Avail) + (Notice – Notice Not Avail) = Available to Rent.
% Avail
This percentage is calculated as (Available to Rent/# of Units of this type) X 100.
Total
Column totals are listed.
Total Vacant
This number ties to the Property Status Report, Occupancy section, Total Vacant field.
It also ties to the Weekly Boxscore Report, Occupancy section, Total Vacant field.
Total Vacant Not Avail
This number ties to the Weekly Boxscore Report, Occupancy section, Vacant Leased field
It also ties to the Occupancy & Availability Report, Vacant Leased section, Total field.
Total Notice Not Avail
This number ties to the Occupancy & Availability Report, On-Notice Leased section, Total field.
Week Ending
The end of the reporting week date listed as mm/dd/yyyy (lines 1-5) + 30 days (line 6).
Current # Occupied
Count of units occupied at the beginning of the reporting week.
Line 1 - Total # Occupied from header
Line 2 - Expected # Occupied from Line 1
Line 3 - Expected # Occupied from Line 2, and so on
% Occupied
This percentage is calculated as (Current # Occupied/Total # of Units) X 100 = % Occupied.
Expected Move-Ins
Count of units where one of the following is true:
- lease expected move-in date is in that week but there is no move-in date, or
- lease move-in date is in that week, or
- lease expected transfer in date is in that week but there is not transfer date, or
- lease transfer in date is in that week
Note, any move-ins expected during the reporting week are counted on line 1.
This number ties to the Occupancy & Availability Report, count of all residents in the Vacant Applied, On-Notice Applied, Construction Applied, Vacant Leased, On-Notice Leased and Construction Leased sections that have an Expected Move-In date AND that date is = to or > the From Date.
Expected Move-Outs
Count of units where one of the following is true:
- lease expected move-out date is in that week but there is no move-out date, or
- lease move-out date is in that week, or
- lease expected transfer out date is in that week but there is not transfer out date, or
- lease transfer out date is in that week
Note, any move-outs expected during the reporting week are counted on line 1.
This number ties to the Occupancy & Availability Report, count of the number of units that have an Expected Move-Out date AND that date is = to or > the From Date.
Expected Occupied
This number is calculated as Current # Occupied + Expected Move-Ins – Expected Move-Out = Expected Occupied.
% Occupied
This percentage is calculated as (Expected # Occupied/Total # of Units) X 100 = % Occupied.
