EZ Residential Setup
EZ setup is a quick way to enter
basic resident information, including the following data: names, lease
dates, recurring charges, deposits, and balances (prepaid and delinquent).
After you have planned your setup—reading
setup details and completing the questionnaires necessary for your setup—you are ready
to start entering data into the system. We suggest you follow the ordered
tasks detailed below for a smooth and successful setup.
Notes
An asterisk (*) indicates
a required set up activity. RDP
indicates the item is required depending on policy.
Complete Policy Setup
The policy set up should be completed prior to adding
any other files to your system.
- Confirm that all
users are established in System—Security—Users.
- Set up global
policies*.
Use your completed global policy questionnaire for reference.
- Set up property
policies*.
Use your completed property policy questionnaire for reference.
Complete Remaining Setup
Completing the remaining setup is required and can
be done at any time after you have completed the policy setup.
- Set up Calendars*.
Use your calendars questionnaires for reference.
- Set up Properties*. Complete the Property tab. Confirm
that the Property Type field is set to any type
other than 6-Standard Commercial.

- Set up Bank
Books*.
Use your completed bank book questionnaires for reference.
- Set up Return
Codes*.
Use your completed return code questionnaires for reference.
- Set up Income
Codes*. Income codes defined
in the property policies, Default Income Codes
and Income code for MTM charge must be added.

- Set up Buildings*RDP.
Buildings are required if the global policy, Use Building
Numbers is checked. Use your building questionnaires for reference.
- Set up Unit
Types*.
Use your unit type questionnaires for reference.
- Set up Units*.
Use your unit questionnaires for reference.
- Set up Marketing
SourcesRDP. Marketing sources
are required if the property policy, Track Marketing
Sources is set to Require. Use your marketing
source questionnaires for reference.
- Set up Leasing
AgentsRDP. Leasing agents
are required if the property policy, Track Leasing Agents
is set to Require. Use your leasing agent questionnaires
for reference.
- Set up Lease
TypesRDP. Lease types are
required if the property policy, Track Lease Types
is set to Require. Use your lease type questionnaires
for reference.
- Set up Cancel/Denial
Codes*.
Use your cancel/denial code questionnaires for reference.
- Set up Move-Out
Codes*.
Use your move-out code questionnaires for reference.
- Set up Late
NoticesRDP. Late notices
are required if the property policy, Track Late Notices
is set to Require.
- Set up Fees.
If used, then add the fees defined in the property policy, Default
Fees. Use your fee questionnaires for reference.
- Set up Management
FeesRDP. Management fees
are required if the property policy, Calculate Management
Fees is checked. Use your management fee questionnaires for reference.
- Set up Tax
RatesRDP. Tax rates are required
if the global policy, Calculate and bill resident sales
tax is checked. Use your tax rate questionnaires for reference.
- Set up Resident
Profiles. These are only available for a property that has not
completed Go Live. Use your resident profile
questionnaires for reference.
- Set up Resident
Balances. These are only available for a property that has not
completed Go Live. Use your resident profile
questionnaires for reference.
- Set up Letters.
Using the options available from the Letters menu, create a data template,
create a form letter, upload and assign the form letter and assign a merge
location. In addition, once a Late Notice letter has been assigned, it
must be linked to the appropriate Late Notice. Use your letter questionnaire
for reference.
- Set up User
Property Access.
Use your user property access questionnaires for reference.
- Set up Group
Property Access.
Use your group property access questionnaires for reference.
